Whilst outlet shopping was introduced into the UK in the early 1990s there has been considerable development and refinement of the concept since its inception. Consumers have become more aware of outlet shopping and expectations have risen considerably from their early off-price origins.

To build a new outlet scheme for launch in 2025 comes with great responsibility to deliver a stunning retail and leisure experience and a destination that provides compelling reasons to visit and return.

Robert Hitchins has appointed an award winning team by pairing architects Roberts Limbrick with constructor Bouygues UK – an innovative business with a diverse workforce that consistently delivers the highest quality projects to their clients.

As the UK arm of the Bouygues Group, which operates in over 80 countries, the team building the scheme will combine global expertise with a local focus. The team have built a reputation for delivering high-quality, smart, sustainable developments with passion, flair and innovation.

    Cotswolds Designer Outlet sits in the top 3 schemes in the UK for the proportion of outlet shoppers living in the immediate catchment.

    40% of households within 60 minutes of the scheme are classed as Affluent Achievers – a figure which is 83% above the UK average.

    The scheme’s predicted footfall is expected to reach 3.6m.

Factor in the strategic location of the outlet adjacent to the M5 motorway and its 79m passengers travelling within 800 yards of our entrance, these stats underpin a business model where 40% of turnover is expected to come from tourists and day visitors.

THE WIDER DEVELOPMENT

The 250 acre mixed use site where the outlet is being constructed comprises up to 1500 new-build homes, a flagship 74,300 sq ft Dobbies Garden centre, petrol filling station, and M&S food. These additional footfall drivers uses plus the business park opposite present an opportunity to create an outlet destination with a genuine sense of vibrancy where the local resident and employee community can be welcomed and converted into frequent spending advocates.
