Job Role:
The successful day to day operation of Cotswolds Designer Outlet including all operations and facilities management service lines, Health, Safety & Environmental Management and Emergency Planning.
Job Responsibilities – Key Performance Criteria
Ensuring compliance with relevant statutory regulations at all times to deliver a safe and secure site for all employees, visitors, contractors
Set, deliver and monitor appropriate service delivery of facilities management standards on site, working with key suppliers and site support staff to ensure a pro-active approach to maintenance, and presentation of the center
Manage procurement of third-party service suppliers and site teams to ensure best value and operational cost control.
Key Performance Areas
Set, monitor and deliver the facilities management regime for the center, ensuring adequate contracts/regimes and resources for maintenance and upkeep are in place across the following service lines;
– Planned Preventative Maintenance
– Security and Cleaning
– Waste disposal and management
– Landscaping
– Guest Services
– Other facilities support services as required
Responsibilities
All day to day safety, health and environmental (SHE) aspects safety of Centre operations
Management and maintenance of the Realm Operational health safety and environmental management system (RiskWise) to record, monitor and manage compliance across site.
Procurement of facilities management services required to support and maintain the Center including the implementation and monitoring of service level agreements to deliver high standard of maintenance and presentation at all times.
Implementing and overseeing procedures for the control and of all contractors attending site to include all relevant documentation is provided to cover risk assessments, method statements and appropriate insurance cover through a managed permit to work system.
Provide cover to attend site out of normal working hours for call out incidents and be available to provide duty management cover to work during weekends and public holidays if required.
To support and deputize for the Center Manager relating to the wider management of the Center, dealing with retailers and other stakeholders as required.
Projects & Development – liaise with Realm Head Office employees to assist with day to day operational implications of any works or projects to enhance, alter and improve the Center including communication with external consultants as and when necessary.
Shop Fitting Liaison with Realm Head Office employees to ensure that tenants and contractors comply with procedures and standards set out in the Center Shopfitting Guide and in accordance with approved plans. The postholder will manage the consent to trade process and also ensure that outgoing tenants comply with all their obligations in terms of any works prior to hand back of premises.
Ownership of the Center Emergency Plan and Procedures – the Operations Manager shall ensure that a robust and fit for purpose Emergency plan is maintained at the Center to include procedures to deal with major incidents such as fire, terrorism, extreme weather conditions and environmental incidents.
Environmental, Social and Governance (ESG) – assist in identifying and implementing initiatives to drive and develop the Center’s ESG strategy with regard to governance, workers, community, environment and customers
